Create a 7-Figure Flipping Business With Consistent Cashflow

We are EXCITED to have Justin Colby back to share his success proven strategies for flipping houses! Dean and I have relied on Justin and his partner Eddie as our personal coaches and mentors for several years now and just came back from a 2-day intensive with them at their offices in Phoenix.

Since starting in 2007 Justin Colby has flipped nearly 400 homes. He is a national speaker and has a top-ranked Real Estate Investing Podcast on iTunes, The Science Of Flipping.   He has developed and implemented systems for every department of his business. He has spent the last year developing systems that deliver consistent cash flow from quick flips, while his rehab team is busy earning the big checks.

Justin understands that the market is ever changing, and this presentation Justin will teach you how to adapt to the ever-changing market.

Justin will be teaching us how:

·  He markets to sellers

·  What type of marketing he focuses on

·  What type of sellers he focuses on

·  How he creates a steady stream of checks

·  How to use private money in this market

·  How to use the MLS to find these sellers

·  How to build a team so you’re not doing everything

What to do with deals that don’t fit your model

If you did not catch Justin Colby a few months back, don't miss him again! We're looking forward to seeing you!

Agenda for this meeting:

1. Introductions and open mic time (please bring your flyers, cards or other promotional materials. Please limit your mic time to 60 seconds or less. If you need more time, please contact the promoters to schedule your presentation.)

2. Case Study. Designed to give beginning and prospective Rehabbers information on how to succeed in finding, analyzing, fixing and selling Bay Area houses.

3. Guest Speaker (see above)

4. Networking

My partner Dean and I buy UGLY houses at deep discounts, remodel them beautifully and sell them for top dollar. We call ourselves “The UGLY House Magicians” and I’m sure you would agree that it does take a little magic (and a lot of hard work) to locate these bargains and turn them around in such a short time. We will explain more about what we do and why trust deed lending makes good sense in today’s market.

Seating is limited so reserve your spot right away.

Where: Wally Pond Community Center 41885 Blacow Rd Fremont

When: Every 2nd Thursday of the month at 7:00 p.m.

Thank you,

Joe Metz

There was some good content but I had mixed feelings. I guess I'm tired of people trying to sell me their version of a success story. I think there are many things we can do on our own periodically as investors to improve our business. There shouldn't be a need to spend more money on more training or coaching. Go back to what you know and see if you are doing what you think you should be doing. Also, I feel that like with most things in life, you have to find your own way that works. If something works for one person, it may not work for you no matter how much they try to sell you on the idea. There are many things that work for me, but I don't go around trying to convince my friends and colleagues to do that, because it may not work for them.

Absolutely, I find these REIA meetings fantastic overall. Certainly a learning opportunity every time I go. I like the variety of presenters talking from different angles, such as best practices on the MLS, buy and hold of rental properties, PropertyRadar intro and market analysis and all the other great presentations. Never hurts to get ideas. Great networking opportunity as well!

Lots of good info. A great reminder that it is a business you have to work hard at.

Hi Joe, I just joined the group, but host a lot of RE investor meetups in the Bay. I wanted to come out to your next meetup on 5/15, but I'll be out of town on business, so I'll try to make the next one. I invest in the East Bay. But not as busy as you! Hope to talk to you soon!
