Speed Networking - Find Money, Deals and Vendors

It's been said and we firmly believe that your net worth is equal to your network. In response to your requests for more networking opportunities, we will be facilitating a "speed networking" session at this month's meeting. You will likely be meeting around 50 people at this event, so bring your business cards and a pen and be prepared to share your needs with others.

For example if you have money for deals, be prepared to ask others who they may know that are looking for money and the kind of returns you are looking for. If you're looking for deals, be prepared to list the areas you will buy in and your ideal purchase price. If you're a contractor or other vendor, let your new acquaintance know what kind of jobs you're looking for.

Don't forget to bring a pen! As you are meeting new people, it's a good idea to make brief notes on the backs of their business cards so you can follow up later.

It is our goal that you will meet everyone at the event so bring lots of cards. Each person will have 1 minute to share so have your script well prepared. Here's what I'd say in the time allowed:

"Hi, I'm Joe Metz and my partner Dean Higa and me are full-time developers in the Bay Area and Sacramento. We're always looking for 4 things: 1. Money for our deals, 2. Houses that we can buy at a discount, 3. Wholesale buyers  and 4. Retail buyers. Would you possibly know someone who would be interested in discussing this further?

Agenda for this meeting:

1. Introductions and open mic time (please bring your flyers, cards or other promotional materials. Please limit your mic time to 60 seconds or less. If you would need more time, please contact the promoters to schedule your presentation.)

2. Case Study. Designed to give beginning and prospective Rehabbers information on how to succeed in finding, analyzing, funding, fixing and selling Bay Area houses.

3. Speed Networking

My partner Dean and I buy UGLY houses for pennies on the dollar, remodel them beautifully and sell them for top dollar. We call ourselves “The UGLY House Magicians” and I’m sure you would agree that it does take a little magic (and a lot of hard work) to locate these bargains and turn them around in such a short time. We will explain more about what we do and why trust deed lending makes good sense in today’s market.

Seating is limited so reserve your spot right away.

Where: Embassy Suites Santa Clara - Delegate Room

When: Every 2nd Wednesday of the month at 7:00 p.m.

Thank you,

Joe Metz

Hello Annie, I helped a borrower who had a similar challenging credit history buy a home for him and his family. I got the call after many lenders turned him down. The borrower is a retired police officer. I'd be happy to speak with you to understand your situation to see if I can also help find a solution for you. You may reach me at[masked]-9021. I look forward to hearing from you. Thank you!

Hi Annie and Gilbert! This is exactly my business model - to bring together credit challenged buyers and sellers who can't otherwise sell and make the deal happened for both sides. Some of those deals require private lenders who would earn 35 times what they earn on their money in the bank. This were Gilbert might help. Would love to talk to you both. Please call[masked] or email [masked] with your contact info, so we can connect. Thanks

This was my first one attending, I'm glad I came. If you haven't been to one, you should it's informative, but my goal was to come away with some contacts and I certainly did that. Speedy network it is!

This is the first REIC that I've signed up for. Is there a cost to attend the meeting? I looked, and did not notice any.

Hi Joe and everyone, I'm a "fix and hold" investor mostly in Richmond, but just closed on a 4plex in Oakland last week. I organize lots of meetups in the Bay (SF Bay Area Real Estate Networking Group on Meet up.com), and love meeting and introducing other real estate investors to each other, and growing my network. I've heard this group is good, so I'm here to learn more from everyone. I've rehabbed 6 units so far, and 2 more in process, so rehab tips, other financing options, and all other good exchanges and advice are appreciated

I am knowledgeable about CRE and residential conventional loan options, real estate in Oakland and Richmond, landlording, using a virtual assistant (VA), and overall economic and real estate analysis, among other things. I'm happy to share my knowledge and experience, so reach out to me if you have any questions, or join me at my next meet up! See you all soon!

We just grab a coffee and speak French. Some people have been coming every week for months... it creates a kind of warmth to the group.
