    I was not able to make it to the meeting, something came up while on the way there. I have a deal I wanted to see if I could find private money lenders for. I also would like to raise capital for down payments on a few deals.

    I wish I could make this meeting. However i do have a day job and cannot make the morning meeting.

    I am new to Dallas (from NY) and I am looking to buy a Multi Family 4 unit complex in old east Dallas. Can someone provide a good criteria to base the value of such a complex? Mainly in the 75206 and 75214 zip code.

    Is 10x gross revenue good and acceptable for the area? Would it be 5x?
    Cap Rate of 10% acceptable? 15%? 5%?

    Yes I understand the condition of the property is important, so lets say average. Some work can be done to improve the property but it isn't a slum. Just average.

    Any help is greatly appreciated.
