With the current real estate market and the popularity of house flipping and investment TV shows, more and more people want to try their hands at real estate. As a result, this new wave of hopeful investors is making it more and more difficult to find good deals. What most investors do not realize is that there are alternatives to the classic "buy and flip" or "hold and rent" type of investing. Other, and quite often more profitable, avenues exist which most either do not know about or do not fully understand. These alternatives, such as Hard Money Loans; Purchasing Residential and Commercial Paper directly from Lenders; Portfolio Purchases; and certain types of land development offer additional avenues for the seasoned investor to continue to make the right deals at the right time. These investment opportunities can be what separates successful investors from the hustlers on the street searching high and low for the next deal.
