Let’s Talk about Property Management & How to Maximize Cash-flow

  • February 27 · 6:00 PM
  • This location is shown only to members

Your rental property’s performance is measured by the cash-flow (income) it produces on a monthly basis. How well the property performs is directly related to how well the property is managed. The decision to hire a property manager or self manage your income property will have a significant impact on whether expenses are controlled as well as if your monthly income is maximized.

Come join us at BWB’s next meeting and chat about the following topics:

  • Should I self manage or hire out? What does a property manager do? What do they charge?
  • How to create long-term property maintenance plans and avoid costly repairs
  • How to keep track of local market rental trends and how to systematically increase rents
  • Locating and qualifying tenants for your rentals as well as how to minimize tenant turnover
  • New & old tools that help you manage your rentals efficiently

This meet-up was well-organized. Thanks to Moshe and Phil for their invaluable advice. I think the overall presentation of the evening would benefit from a nice projector. Will, I would be happy to recommend some resources for audio visual equipment if you need it and will follow up with you soon.

Whether you decide to hire a property manager or self manage your investments, it's best to learn as much as you can about the business. It's easier to determine a managers worth when you fully understand all that is done to properly maintain your investment.

Hi, Moshe, I agree with your points. I would also add, can I trust the company. Property Management has a terrible reputation. I have no personal stories, but a close friend was hosed, and he was a brilliant businessman, he was to far away to self manage. This also brings up the ? of absentee ownership, especially distant absentee ownership, very tricky.

Dale, I don't think all property management companies have terrible reputation otherwise they will be out of business and that is not the case. I am in the property management business for more then 6 years. There are companies with bad reputation and there are compaies with good reputation. Let's be careful when we generalize.

    Hi Everyone,

The question as to whether to hire a property management company

to manage your properties is a very crucial question.

The answer might be a simple one. You just need to ask yourself a

    few questions:

Do I know HOW TO MANAGE my properties?

Do I know HOW TO EFFECTIVELY SCREEN tenants?

    Am I getting MAXIMUM RENT?
Do I know HOW TO MAXIMIZE MY PROFITS and MINIMIZE MY

    EXPENSES?

Do I have POSITIVE AND GROWING CASH FLOW?
