As of November 30, 2009, the Federal Tax CREDIT for first time homebuyers, (and those who haven't owned a home for 3 years) is expiring. I have sold several homes to several people this year who qualify for this credit, and IT IS LIKE GETTING PAID MONEY TO BUY A HOME! For example, if you put 5% down on a $200,000 home, you would actually be paid to buy the house. (cash in your pocket.)

To further clarify, this is not a tax refund. A credit is much more potent. This explanation from may further clarify the issue

The new $8,000 credit is a refundable credit like the $7,500 credit from last year, but does not have to be repaid. A refundable credit means that if the credit exceeds the tax owed, you get the rest refunded to you.

The recession is ending, and Boulder County has emerged relatively unscathed. Even so, there are some Great deals out there, and I have helped families make 30, 40, even 50,000 dollars on their first purchase. (yes I would be happy to provide you with a list!) this is the perfect time to buy a house, So if you have any sons or daughters, aunts, uncles, friends, (even enemies) who do not own their own home yet,, Please think of giving them my number.
