This month we are proud to present BuildZig, our project advisor and project management team

As many of you may know, my partner Dean and I rehab houses in the Bay Area and up until about a year ago, our projects were fairly simple. Those deals seem to have gone by the wayside and lately we're finding much better returns in projects that leave a little more to the imagination; from properties with severe foundation issues to tear-downs and everything in between. It didn't take us long to realize that we needed a construction/development team on our side and after interviewing several, picked BuildZig.

What we love about BuildZig is that they offer a comprehensive Project Management suite of services for large and small projects for their clients, from managing the design and planning approval process to managing high-risk aspects of construction including foundation and structural framing, to managing the entire construction process of residential and commercial projects. BuildZig holds an active California General Contractor’s license and has extensive experience performing inspections.

Some recent projects BuildZig has completed:

Fix and Flip Homes with Complex Challenges: BuildZig managed the negotiations to relocate a protected tenant, repaired a structurally unsound home, replaced the foundation, legalized additional square footage, and remodeled the home.

Adding Square Footage to Increase Value: BuildZig obtained planning approvals in San Francisco for a 2290 home in just 2.5 months , turning it into a 2840 SF home by adding living space in the basement.

Creating Additional Units: This historic Alameda home had unclear building records on how many legal units had been created.  BuildZig successfully created a triplex out of the historic Victorian, even with just one parking space, and built it out to be used either as a single-family home, a duplex, or triplex. The new buyers purchased it to use it as a single family home but retained the option to rent out either of the two units in the future.

Repurpose existing structures for higher value: BuildZig successfully converted a protected and historic 10,000 SF single family home mansion into 14 apartments and is managing the construction of the project, including the utilities, the site work, and ensuring that the historic elements will remain as a part of the finished project.

Don't miss this opportunity to meet first hand with this amazing company. They will be there to answer all of your questions. Hope to see you all at our December meeting!

Agenda for this meeting:

1. Introductions and open mic time (please bring your flyers, cards or other promotional materials. Please limit your mic time to 60 seconds or less. If you would need more time, please contact the promoters to schedule your presentation.)

2. Topic 1 - Private Money Lending/Partnering. Designed to give Private Money Investors and/or prospective Private Money Investors valuable information on the process of lending money to or partnering with rehabbers.

3. Topic 2 - Case Study. Designed to give beginning and prospective Rehabbers information on how to succeed in finding, analyzing, fixing and selling Bay Area houses.

4. Networking

My partner Dean and I buy UGLY houses for pennies on the dollar, remodel them beautifully and sell them for top dollar. We call ourselves “The UGLY House Magicians” and I’m sure you would agree that it does take a little magic (and a lot of hard work) to locate these bargains and turn them around in such a short time. We will explain more about what we do and why trust deed lending makes good sense in today’s market.

Seating is limited so reserve your spot right away.

Where: Embassy Suites Santa Clara- Diplomat Room

When: Every 2nd Wednesday of the month at 7:00 p.m.

Thank you,

Joe Metz

Thanks Joe and Dean for introducing us to Buildzig. They are exactly what we have been looking for to expand our rehab business! This was a great meeting and we appreciate your hard work to coordinate it for all of us!

A very useful meeting. Buildzig looks like an outstanding resource that anyone planning a rehab should consider. Given their ability to do a feasibility study on a property within the 10-day contingency period, I may never call a "standard" inspector again. I'll probably use them on at least one of the properties I already own in Pasadena.

Thanks to Joe and Dean for bringing them to my attention.

This was one of the best meet ups I have attended so far. Joe and Dean always have great speakers, who present helpful and useful materials. This presentation opened my horizons to the deals I thought I could not do. So now I'll go back to those clients with the "Properties of Opportunities" and try to revive those deals. Definitely will use the BuildZig. Thanks Joe and Dean!
