This month we are proud to present BuildZig, our project advisor and project management team
As many of you may know, my partner Dean and I rehab houses in the Bay Area and up until about a year ago, our projects were fairly simple. Those deals seem to have gone by the wayside and lately we're finding much better returns in projects that leave a little more to the imagination; from properties with severe foundation issues to tear-downs and everything in between. It didn't take us long to realize that we needed a construction/development team on our side and after interviewing several, picked BuildZig.
What we love about BuildZig is that they offer a comprehensive Project Management suite of services for large and small projects for their clients, from managing the design and planning approval process to managing high-risk aspects of construction including foundation and structural framing, to managing the entire construction process of residential and commercial projects. BuildZig holds an active California General Contractor’s license and has extensive experience performing inspections.
Some recent projects BuildZig has completed:
Fix and Flip Homes with Complex Challenges: BuildZig managed the negotiations to relocate a protected tenant, repaired a structurally unsound home, replaced the foundation, legalized additional square footage, and remodeled the home.
Adding Square Footage to Increase Value: BuildZig obtained planning approvals in San Francisco for a 2290 home in just 2.5 months , turning it into a 2840 SF home by adding living space in the basement.
Creating Additional Units: This historic Alameda home had unclear building records on how many legal units had been created. BuildZig successfully created a triplex out of the historic Victorian, even with just one parking space, and built it out to be used either as a single-family home, a duplex, or triplex. The new buyers purchased it to use it as a single family home but retained the option to rent out either of the two units in the future.
Repurpose existing structures for higher value: BuildZig successfully converted a protected and historic 10,000 SF single family home mansion into 14 apartments and is managing the construction of the project, including the utilities, the site work, and ensuring that the historic elements will remain as a part of the finished project.
