Tom Henderson and Gaylene Rogers Lonergan are again teaming up to share their knowledge and expertise of owner financing investment techniques. Like the previous workshop on notes and owner financing, Tom will “crunch the numbers” and teach creative techniques, then Gaylene will provide the “legalese” way of structuring deals, as well as giving a realistic “do’s and don’ts” from a title company’s view.
Here is an outline of just some of the topics that will be discussed:
1. RESPA (Real Estate Settlement Procedures Act)
2. TILA (Truth in Lending Act)
3. Proposed Consumer Financial Products Agency – What effect on owner finance?
4. Buying and Selling Apartments Using Owner Financing/Notes
5. Buying and Selling Single Family Residences using Owner Financing/Notes
6. Second Liens
7. Advanced Wrap Techniques
8. Clauses to put in to contracts and notes to protect you
9. Traps and “land mines” to avoid when using owner financing
10. Due on sale issue
11. Deed of Trust to Secure Payment/Assumption – Default issues
12. Making Note Assumable
13. Recourse and Non Recourse Clauses
14. How To Reduce Risk in an Inflationary or Deflationary economy
15. Contracts example and Forms
16. Using Notes to Purchase Property
For those who attended Tom’s and Gaylene’s last workshop know the “no holds barred” questions and answers, along with the class participation provided a realistic, “tell it like it is” education not experienced in the expensive “canned” guru seminars.
Because this is a hands on workshop, the class size is limited to 25 to make sure the participants can ask questions, interact and get feed back. Be sure to register early to Reserve Your Seat.
Here is what others said of Tom and Gaylene’s last note workshop:
“Loved the combinations of mechanism and legal aspects of notes.”

“Linking numbers and legal theory, great.
(Like everything) particularly the access to Tom and Gaylene to get their input is a great value.” R.S.
“Tom spelled out the risk factors when purchasing a note. This is the best explanation of why discounts are the way they are. Gaylene did an excellent job explaining the foreclosure process. …her personal experiences helped me understand the trustee’s role much better.” J..K
“You combined note buying techniques with legal documentation-most courses leave out the documentation needed to close transactions. Always good to add legal component, where in many presentations is missing. Well done.” D.P.
“Love it. Thank you. Really appreciated the smaller class and informal setting for interchange and questions.” K.P.
“I liked real life situations..attorney info. Tom is patient, experienced with practical points of view.” H.S.
“
I have really enjoyed the classes. I am new ad learning and found the small classes easy to understand and follow. Thank you, Tom and Gaylene.” S.L.

“This series opened my eyes to a new way of Real Estate Investing.” J.B.
