For Octobers Meeting: I have made arrangements with my (multi-millionaire) mentor Brad, to come from Dallas to the San Francisco Bay Area to speak to us on both Tuesday, 10/29/2013, in Fremont, And Wednesday, 10/30/2013, in San Francisco! WATCH FOR MORE UPDATES: / Investing is a business, which requires a commitment to networking and education. As I have stated, our group is about networking and education. If a person is going to invest in apartments, even as a "passive investor" there are certain requirements in order to be able to invest. You must be educated. You must know the meanings of certain terms. Those of us with more experience, may at some time be looking for investors for our deals. However, just having money to invest, even $100,000 to $500,000 does not automatically qualify you to invest in apartments, you have to qualify as either an accredited or sophisticated investor, and you must have a "Pre-existing relationship" with the "deal sponsor/ lead investor"// These details are VERY Important, since most investments in apartments are a "security" regulated by the SEC, Securities and Exchange Commission. Any violation of these laws have serious consequences. You can even go to prison, and some people have. We will be talking about this at future meetings, and plan to start recording meetings. (There may be a membership fee to view these recordings, since it costs money to do this) We will be having an SEC attorney come speak to us on this topic, once we consistently have a large enough group, With 50 or more members attending our meetings. Here is your part: help make that happen! If YOU are serious about becoming Financially Independent, as many of our members / speakers have, it requires a commitment on your part. A commitment of BOTH time and money. This is a business, and it is possible to completely replace your income from your job, and earn double digit returns, and double your investment in 2-5 years, we have members who have done it! However, you are only going to meet these members, and learn about the steps of their success, when you attend our monthly meetings. Please make a decision to do so now. RSVP for our next event.// We have had some fantastic presentations the last two months! Thanks to our members, Nav, about his recent purchase of 7 units in Madeira, CA, and Jean-Marc, about his 172 units in Longview, Texas. While both of these case studies have been excellent, they are not enough training to have someone become a "Sophisticated Investor". If you currently invest in houses, you may not even be aware of how much better apartments are, and can be, due to "economies of scale". You learn more about this at our meetings. There are several options: you are an "Independent Investor" like Nav, whole did the entire investment on his own, not needing any outside investment. Very few people qualify for this, or you have to buy a much smaller complex and self-manage, which requires your time. Most larger apartment complexes, 50 units or more, which can afford professional management, require a large investment and / or a significant income / net worth on the part of the "Lead Investor" who is qualifying for the loan. I have met investors, who had no prior experience, and who invested in apartments, and replaced their income from their job in 2-5 years, and became a millionaire, with passive income, and lots of time, money, and freedom. More about him, and his BIO, in the rest of this email.  There are many opportunities to get involved in investing in Apartments, Either as an Active/ Lead Investor (There are many requirements to qualify for a responsibility such as this. More details to come) Or as a Passive Investor, where your money works instead of you. (The most important thing to learn as a passive investor, is how to select the right lead investor. It is NOT just the property, the financing, the property management. All of these are important, and we will be discussing each of these items in depth) The Mentor I have selected, could also become your mentor. After extensive research with many of the National Guru's, Lindahl, Scheel, and others. (Both of whom I have taken training with) Most of the time I was very disappointed with the lack of detail and content. Most of them seemed more interested in selling me the next program, (upselling) instead of helping me learn how to buy apartments. The man I am working with bought his first 32 unit complex in Houston, about ten years ago. Within 3 years, having no prior experience, he had made over one million dollars, and rolled those profits into larger units in Dallas. He has been mentoring many Dallas investors to successfully do their first deal. I have met these investors, and seen their properties, and he is the real deal. He now owns / Controls over 1,000 units in the Texas Market, and he is a qualified expert. He offers very affordable group mentoring, as well as one-on-one mentoring.  He is my top choice over everyone who I have studied with. Please RSVP  if you are serious about investing in apartments.
