Hey folks, I just want to keep everyone aware that our landlord died and the house (.64 acre) will probably be up for sale within the year (4551 San Pablo Dam Rd, El Sobrante 94803). So, if any of you are investors,or know of an investor friend looking for investor property,
now would be a good to consider purchasing this rental property. It has been rental property for the past 20 years. The executor just had it appraised; however www.zillow.com
has it appraised for $275,000. The[masked]-bedroom (983sq ft) property is huge with
a 2 car garage, a 3 car garage, a huge front yard, two huge side yards and back yard.
There are about $75,000 worth of repairs on this house (This house does not have insulation, has original wiring/would need rewiring, new roof is needed as it's starting to leak, ceramic kitchen tiles are missing due to cracking as a result of age and poor installation, oven
does not work and the interior walls have minor cracks (living room and one bedroom) on them from earthquake shifting.) So, you could probably purchase this for around/less $200,000 (I'm just estimating). If you are interested, please contact me so I can provide the executor's name (wife).
Now, if the house sells to a private party (not an investor who would let us continue to stay here) and we cannot find another place for the Hound Hotel, I want to make everyone aware that I will have to close down our boarding services and revert to an in-home service program where we come to you.
