Hi, I'm Sharon Wenger, I'm an experienced RE investor (I own 3 triplexes & have been doing rehabs for 20 years) and realtor w/Avalar West Realty in the Portland. I look forward to getting to know other investors in the area!
What is your background and experience in investing and real estate so far?
I've been an investor & rehabber since 1987 -- yes, I started in the days when interest rates were 16%! I bought one property at a time, learned to rehab properties, found good contractors, did 1031 exchanges, and went very, very slowly! I'm accelerating my learning curve now and looking to network and build a team so we can leverage everyone's knowledge and experience!
What do you most need to learn in order to become a more proficient investor?
How to use creative financing, benefit from others' experience & learn as many different techniques and strategies as I can! I'm also looking to expand into commercial properties and larger multi-family buildings!
What is your vision for your preferred real estate investment portfolio on June 1st, 2012?
About 50 multi-family buildings and maybe a dozen or so houses on lease-to-own or short-term investments (rehabbing), and I'd like to own a lot of notes on real estate, help people with short sales and foreclosures, and become an expert investor. My goal is to have all my basic needs covered by my real estate income, so I can devote myself to helping others in as many ways as possible!
Tell us a little about yourself and your business.
As an investor, I look for ways to add value to a property, to turn it into practical and beautiful housing that holds value and appreciates over time. As a property manager, I try to be a responsive and business-like landlord who treats everyone with respect. As a realtor, I work to gain "clients for life" and I enjoy working with everyone from experienced investors to newbies, with a goal of increasing passive income to become financially independent.
