Well there is still some time left. (and if you don't have a deal in the works click here to register and attend) Because at our October meeting we’re going to have a panel of about ten different Sharks who either want to buy your wholesale deal, buy a deal you’re selling as an agent, or if you want to buy the house yourself maybe we’ll fund it.

It’s just like Shark Tank. We’re going to fight over your deal.

So, here’s what you have to do in order to get your deal pitched at the event. Click on the link above and fill out the form, your contact information, and where it says, “For a link, pictures, or video”, just put them on Dropbox.com and paste the link in there so we can actually take a look at the deal and see if we want to go take a look at it.

Then if you are selected the Sharks are going to look at the house so that when you pitch the deal to us in front of everybody at the main monthly meeting, we’re going to fight over each other to get your deal. Again, you pitch us, “Hey, I want to sell it. Here’s the deal.” Or, “Hey, I want funding for it.” Here’s what you’re offering. Right? You can do one or both. Right?

So, it will be a lot of fun. But, here’s the deal, we are investing our time and effort, our Sharks are, to look at your deals, so all that we ask is that you not shop it to your other buyers until after the event. In other words, you got to give us first crack at doing the deal with you.

What we don’t want to have is have you 25 different deals lined up; and, then, the day before the event, 10 of them sell and get 15. Right? So, it’s only fair. Submit the deal to us. Fill out the form on this page, and give us first crack at buying your deal. If you don’t like the offer we make you, you don’t have to take it, and sell to anybody you want after the meeting.

But, it’ll be a lot of fun. It’s a great place for you to get exposure as a wholesaler, as an agent, or as a borrower, as a buyer. And, it’s also going to be a lot of fun. It’s going to make you money getting your deals closed.

<![CDATA[No more funding excuses]]> https://www.meetup.com/DelawareCountyLandlordAssociation/messages/79021867/ When you are ready to do rehabs or rentals the bottom line is you need money to close on the deal.

I don't think anyone can deny that statement. BUT if you think about it for a second do you really need to be person that has all of the funds or do you just need access to funds and a network of lenders looking to fund every profitable deal that you can bring to them.

Because that is one of THEE best things about real estate investing.

In Rich Dad Poor Dad and other books written by Robert Kiyosaki, he talked about how the poor used their own money or worse used credit cards to buy "Doodads" that stop you from getting out of the Rat Race.

And how the rich used OPM, Other People's Money, to get out of the rat race and Financially Free to do what you want, whenever you want since your business can generate cash without you.

Now this Thursday we are having two people that are experts in getting OPM funds to you for your real estate investing business but they aren't just going to hand out blank checks to you.

Joe Scorese from Firstrust Bank specializes in lending money to people for their residential or commercial real estate investments. And don't think that's all he can do.  With rates so low he can probably lower the rate on your existing mortgage and work with your tenant buyers to get you cashed out.

Also we'll have Ian Walsh from Hard Money Bankers.  They especially love helping rehabbers fund their fix and flip deals and Ian will show you the easy step by step process that hard money lenders use to get your deal approved and funded in as little as 7 days.

And finally Josh Buchter of Better Qualified will speak on how to get your credit score higher no matter what is today. He is going to cover the nitty gritty on getting your credit restored.  If you have tenant buyers in your properties now, you need to listen closely at what Josh has to say.

Having a stone in your shoe.

OK it may not be the worst feeling in the world but it’s pretty awful.

I doubt there is a single person reading this email who hasn’t had a rock or stone in their shoe at some point over their life. I am sure it has never happened at a great time and when it’s happened I can GUARANTEE I know what you did.

You walked a couple steps at most…then you stopped, bent over, supported yourself on something, took off your shoe and tipped it upside down and shook it until the little stone fell out.

We’ve all done it. (Unless you’ve somehow lived your entire life in a rock-free bubble)

What’s amazing about this stone-in-the-shoe problem is that the stone is so small yet causes so much discomfort. And ALL of us deal with it the same way…in the same 3 step process.

1. Realize there is a problem - “There is a stone in my shoe and it hurts.”
2. Figure out how to best solve the problem - “I should take off my shoe and get the stone out of it.”
3. Solve the problem - Take off your shoe and get that pain in the butt rock out of it.

No sane person would leave the stone in the shoe. And they wouldn’t solve it any other way.

Why?

Because the stone-in-the-shoe problem is an IMMEDIATE problem that can be solved fairly easily. And then right after the pain or discomfort is totally gone.

Why don’t we do this with other problems we have?

Because with the stone, the pain of the problem outweighs the effort of solving the problem. It doesn’t require will power or good habits to get the stone out.

However with bigger issues - like flipping your first property or taking your existing real estate business to another level - there is a disconnect between the pain and the solution. It’s not a “stone-in-your-shoe” situation.

You don’t feel the pain of not making enough money from doing what you are doing RIGHT NOW so you don’t solve it. It’s more of a low level feeling of discomfort that you push to the back of your mind as something you’ll fix “tomorrow” or “when you have time.”

With these bigger problems that take some time and effort to fix you say things like:

  • “I’m too busy right now”
  • “I don't have any money”
  • “There just aren't any deals out there”
    OR
  • “Doing a deal just isn’t that important right now…I’ll can always figure it out later.”

I have bad news for you: There is never a “perfect time” to fix a problem.

The only time is now.

Flipping a house doesn’t happen from “putting it off.”

You HAVE to act now. You have to treat it like the stone in your shoe and start taking action today so that can start benefiting from it the next couple weeks…not the next couple years.

Flipping a house isn’t difficult. It just takes some time and effort IF you know what you’re doing.
