I have a great real estate broker. He's a nice guy and showed us several great spaces. Subleases and shared situations. We ended up going with a "shared space" center on Madison and 41st. Email me off line and I can give you the details. The client pays the fee not the tenant. There are a lot of good deals out there.

Subject: Re: [newtech-1] an idea for meetup space
signing a prime lease usually requires both a deposit and a guarantor,
also the number of square feet you rent isnt the number of square feet
you get. Also need electric. Also furniture. And clean up. If you are
going to persue this I would look for a sublet from an existing tenant
and have them throw in chairs and pay them a little more. that might
eliminate the guarantee.
there are tons of spaces out there. times are tough. get one of those
meeting and convention books and a good real estate broker.

Please pass this on to anyone with the first name of Miles or Myles.
I have started a linked group "Miles or Myles" for those having that first name.
The Miles group will start online and then, hopefully, at some time in
the future we will have a real world in person event. A room full of
hundreds of Miles. It will be a unique experience for all Miles.
Please pass the link along.
