This is a very interesting question. If you get a response to the
question you posed to Ms. Martin, I would be very interested to hear what
she has to say. I have my eye on a what looks like an abandoned property
as well.
Thanks!

Hello Ms. Martin,
My name is Jason Sneed and I will like some information on how to resolve
two real estate matter. Here is the first scenario: I know of a potential
investment property but the home is vacant and abandoned because the owner
is in a retirement home. The owner has no children,no parent and no immediate
relatives? Is there a way that I can purchase the property from from the owner?
By talking to the neighbors, I found out the owner is in a retirement home
but the neighbor has no idea of which retirement home. Is there any way that I
can find the owner of the vacant property and purchase the property?
Here is my second scenario: I recently found another property
that is vacant but this one is very dilapidated. The house has graffiti all over
and it has an abundance of trash in the front and back lawn. The previous owner
died approximately three years ago but did not leave a will but due to the
delinquent taxes the City government will repossess the home some time in the
future. The owner only child has been estranged from her since she died. Is
there any way that I can purchase the property by either buying the lien from
the city or finding the daughter of the previous owner?
If you can be of any assistance in any of these matters, I will be very
thankful. Also, I can be a great source of referrals to you for many individuals
that are interested in having tenants in common contracts drawn
up.

Greetings,
I wanted to
take this opportunity to introduce myself and my firm to the group. I am
a real estate attorney and a real estate investor with a large property
portfolio. I have closed many transactions as both an attorney and
individual investor through creative financing techniques. My
firm knows how to structure "subject to" transactions as well as "cash
out" transactions, without fraud and legally through the trust
structure.
My firm's practice areas are real estate transactions, real
estate litigation, consumer bankruptcy, foreclosure defense and
truth-in-lending litigation. We represent a number of investors
within and outside of the NYC area in the areas of flips, subject-to,
land trust, short sale, land contract etc. I also teach contract law,
landlord-tenant law and short sales for investor groups and title
companies throughout NYC.
I welcome
any questions and I look forward to meeting all of
you!

[realestate-261] Need good real estate attorney recommendation
Hello Members,
One of our members
need your help. She needs a good real estate attorney ASAP so if anyone
has a good recommendation please e-mail her directly (her e-mail is

The topic for the Feb 21 meeting is "Short Sales". If
you have no idea what a short sale is, then you'd probably need to
attend this meeting as this is a very hot topic right now.
I
hope all is well and I look forward to seeing everyone on Thursday Feb
21st.
Warm Regards.
