For the next 12 months. One good C+ apartment complex, (in a B area) prefer 50 or more units, for under $20,000 per door, with 75-85% Occupancy & minimal repairs. One million or less purchase price. Also 12 houses as follows. (One per quarter) 4 new houses to keep as long term rentals, with $30,000+ Equity & $300+ cash flow each. 2 rehabs in very hot areas with average 30-45 DOM. Minor rehab, under $20,000. Buy/Rehab/Retail in 60-90 days for $25,000 check, "NET" after all expenses, including paying an agent. $50,000 cash on two. Next 6 wholesale deals with an average $5,000 Net Profit on each. $30,000 cash.
Mostly Kansas City Area, I like Johnson County, Kansas for long term "keepers", my average house is between $80,000 to $120,000 ARV. Also buying in Des Moines, Iowa, Houston, Texas, and about 5 Texas markets. (I will buy anywhere in Missouri if the deal is good enough.
