Brent Davies opened the meeting at 7 p.m. sharp and introduced Les Michaelson, our president.
New attendees introduced themselves.
Les reminded us that he only visits a property for three reasons now. Blood, Flood and Fire.
His staff takes care of everything else.
Our first guest speaker was Tom Janzen. Tom is a partner in the Canadian Valuation Group Ltd.
Their company does the city appraisals annually. If you think your property is valued more than 5 or 10% too high, you can request Tom to check it out. Phone 780 421-4200 or email Tom at tom.janzen@ canadianvaluation.com The city charges a filing fee. For a single family dwelling the fee is $50.00
and the fee is a maximum of $650 for 4 or more suites. They can work on a contingency basis, so if you get a refund, you share the gain with the company.
There were many questions asked and answered regarding appraisals.
Les gave us the current numbers on the real estate stats and it is a buyers market. The market is starting to pick up now that it is possible to park on the streets, without getting stuck in the snow banks. The numbers can be checked at the Edmonton Real Estate Board web site www.ereb.com for monthly reports. More people are moving into Alberta.
Our next guest speaker was Brent Davies, Realtor. Brent distributed handouts, titled ”Developing your gut feeling” for selecting tenants. This was quite helpful as most of us have made mistakes, by a show of hands. Brent has two websites www.BrentDavies . com or www. DaviesManagement .com It can be challenging waiting for the right tenant.
We had a very active buy/ sell part of the meeting and everyone is encouraged to bring detailed fact sheets of properties for sale, to the next meeting for hand out to interested buyers.
