Brent Davies, President, opened the meeting at 7 pm at Rosie’s Restaurant.
The first speaker was Gary Adams: JADA Solutions (HSE) Inc. Gary spoke on Phase 1 Environmental Site Assessment (ESA). ESA’s are required for commercial development purchases to ensure that pollutants are found and clean-up is paid for and taken care of. ESA includes: Government record review; previous assessment & aerial review; municipal review; & site visit. An ESA takes about 4 weeks to do. Cost is $3K-$5K but depends on size of property & gov’t documents. If ESA Phase II required – samples are taken and testing is done. If your property is leaking onto a neighboring property – you’re responsible for clean up by law – regardless of purchasing financing.
The next presenter was Michelle from the Landlord and Tenant Advisory Board. Services provided at LTAB include: Providing accurate, comprehensive advice & information to landlords & tenants pursuant to the Residential Tenancies Act; customized public education workshops; Landlord course; mediation & dispute resolution; Residential tenancy forms and materials; and Crime Free Multi Housing Program with Edmonton Police Service Crime Prevention Unit. Michelle went through the Residential Tenancies Act and explained Landlord and Tenant responsibilities in regards to rent of properties.
