Our community center has several very nice lanai areas adjacent to a small pool.  They are covered, well lit (for outdoors; our homeowners’ association holds meeting there, and had no problem seeing documents) and have PLENTY of table space and chairs.  Each area has a frig and cooking area; we typically use them for pool parties.  And the association charges a very reasonable $25 fee (about a buck per person).
 
Advantages: Enough space for ALL of us; A pool (as long as we have one grown-up supervising) to keep younger children amused.
Disadvantages: Being outside (a windy day would be a problem, but wind tends to die at sunset).
 
Who would be interested in gaming in this venue (we might even have space enough for short miniature games).
