Have you ever wondered whether you are better off tackling a massive rehab project or a smaller more manageable one, and what the difference in profits might be? In this presentation, Tom Cafarella, of Ocean City Development will compare 4 recent rehab projects that his team has completed: 2 big(over 100k renovation) and 2 small(under 40k renovation) and give data pertaining to:
1. The overall timeframe of the renovation.
2. The budgets of the renovation.
3. The total profit
4. Pros and Cons of Big Deals
5. Pros and Cons of Little Deals
6. Our preference and details on you can take his methods, replicate them, and make a ton of money doing the same thing that he and his team are doing now.
Tom is a principle of Ocean City Development and is head of acquisitions. Tom has been on the front lines of Ocean City Development's team, and has acquired over 16 properties to fix and flip over the past 6 months.
Location: This Boston-North Meetup location will be determined within 30 days of our event, and one will be one of our recently renovated houses. This is an open invitation, and all that we ask is that you rsvp on our page prior to the event.
Environment: We will have an informal environment with food and refreshments. We are keeping this event informal so that members can get to know one another and so that we can determine the structure going forward. Suggestions for future structure of the meeting going forward are appreciated.
Time and Structure of Event: the event starts at 4:00pm, but feel free to come anywhere between 4:30- 6:45pm. You will be able to go in and out at your convenience.
Future Plans: We will most likely add local speakers with experience in the Boston/North local. There will never be any multi-level marketing or programs/selling to members of any sort. There will never be any fees or dues.
Attendees: typical attendees usually consist of other real estate investors, wholesalers, hard money lenders and brokers, real estate agents, real estate attorney's, contractors and anyone looking to get into the real estate business.
