Are You Committed to Your Real Estate Investment?
There are many questions that should be asked before embarking upon a career of real estate investment. The first and foremost question however should be whether or not you are truly committed to making real estate work for you. This is not a business for the faint of heart. In order to truly turn a profit you must be at times ruthless when dealing with buyers and sellers but ethical to a fault when it comes to the work that must often be done in order to get a property in sellable condition.
No matter what type of real estate investment you intend to have it is important that you are prepared to make the commitment to profit in order for your venture to be deemed a success. Use REIA NYC as your GPS to guide you to your destination to avoid the constant roadblocks of procrastination and lack of financial planning.
Wishing you GREAT

Black Reed Properties

Reed Goosens recently partnered on a 50/50 deal after networking at a REIA NYC general meeting! The Deal:
Two Family House in Syracuse, NY; two beds and 1 bath per unit purchased via short sale for a total of $26,000. Each unit will rent for approximately $550/month, with an estimated cap rate of 24.5%. Minor cosmetics needed. Possible upgrade in the short-term.
Why Syracuse: The local government is offering grants for pre-foreclosed/abandoned homes in surrounding, low income areas. From minor renovations to lead abatement, nearly 1 in every 3 houses in the area have been upgraded; increasing the curb/neighborhood appeal, one property at a time. Owner-occupied properties directly benefit from the program but investors, with nearby properties, also reap the benefits. Location matters! Congratulations on your first deal, Reed!
| Bland To Brilliant: 5 Things Your Website Needs To Attract More Clients|
By LaTanya Martin, The Back Office Guru
Your website is your storefront. In many cases it provides a prospect’s first impression of your company. You know what they say about first impressions; you can only make one and it better count. The good news is that keeping in mind a few fundamentals and making a few simple tweaks to your website can take it from bland to brilliant. You can create a website that attracts visitors, converts clients, and helps you build a prosperous and exciting Real Estate Investing business.
1. Invitation To Friend/Follow On Social Media
Social media is more than a trend or a tactic that you can use to build an audience. It’s as essential for most industries as a website itself. And merely having a social media “presence” isn’t enough; you have to let people know you’re active on social media by inviting them to interact.
Try Wibiya: http://wibiya.conduit.com. F'REE bar for website owners that helps you create a personal experience for every visitor.
2. Top Quality Free Downloads
Freebies are appreciated by just about everyone. However, they can’t be the average run of the mill freebies. Your free content needs to provide unique value to each prospect. It should solve a problem in an organized and efficient manner. Some of the best freebie downloads are simple. For example, you might create a calendar, checklist, or even a downloadable worksheet for your prospects to fill out.
Try Localendar: http://www.localendar.com. F'REE online calendar for your website. Also try Wufoo: http://www.wufoo.com. F'REE web application that helps anybody build amazing online forms.
Testimonials are money in the bank. They’re mini sales pitches made on your behalf by a satisfied customer. Who better to promote you and sell your services than an unbiased customer? Use these testimonials wisely and place them strategically on your website.
Try Post Kudos: http://www.postkudos.com. With Post Kudos, customers can upload a video testimonial directly from their mobile phone F'REE.
4. Video And Welcome Audio
Video and audio have become primary means of communication online. YouTube, Vimeo and other social video sites have changed the way we interact online. People enjoy being able to put a face with a business. They also like to hear your voice. Consider including both video and audio content on your site. You might even include a simple welcome message embedded into your landing page and/or sales page.
Try Vocaroo: http://vocaroo.com. F'REE service that quickly allows you to record a message from your laptop. Download the audio recording and post on your website.
5. Professional Quality Logo/Header
The world of Internet marketing is vast and competitive. While you can create your own blog header, you should probably leave it to the professionals unless you happen to be a design whiz. Make an investment in your brand and your business by creating a strong and relevant header and logo to represent your business.
There you have it! 5 ways you can improve your website and make it stand out from your competition.
Start with a few of these changes and gradually implement the others. Each step you take helps your business grow, provides value to your visitors and prospects, and attracts more people to you and your wonderful Internet based business.
