These loans are used to purchase a house, condo or multifamily building. Private money lenders can be anyone from a personal friend to an established private lending company and are therefore called “relationship-based” lenders. Private lenders often issue loans to short-term investors looking to make money flipping houses. Once Josh and I started working on the house, we modified it, buy popping the top and adding two dormers with a bedroom each upstairs. The original plans called for a ranch style home. With the second floor addition, we are going to end up with roughly 2500 sqft. We purchased the property for 80k, intend to put roughly 190k into it and sell it between $375 - 400K."
