  • November Topic: How To Achieve Financial Freedom Using Lease Options!

Tell the Average Person that you're a “Real Estate Investor” and they'll assume you're either a “Landlord” or a “Flipper.” And then they'll tell you how Uncle Fred's tenants trashed his rental house or how the contractor ran off with his money. These traditional investing niches can be very profitable, but they both have substantial disadvantages. Landlording sounds great, on paper. You rent out a house for a little more than your mortgage payment, and after 30 years it's free and clear and worth several times what you paid for it! But then there are the “Tenants and Toilet” issues. Evictions, vacancy time, and repairs and maintenance can eat up all of your monthly cash flow. These day-to-day challenges severely limit how many rental units you can manage. Flipping has risks and problems too. To buy and rehab these junkers you need lots of cash or expensive hard money. The rehab, holding and closing costs mean you must buy at a really big discount - pretty tough in this market. And any profits will be subject to hefty short-term tax rates. And then there are those pesky contractors.... What if there was a way to capture the advantages of Landlording and Flipping while avoiding their disadvantages? What if we could implement a strategy that created substantial residual cash flow and capital gains, without losing it all to repairs, closing costs, and taxes? WE CAN!! The solution is Lease Options. The potential deals are plentiful, and the supply of potential buyers for them is huge! I've been successfully working this strategy for over 20 years. I was able to quit my Corporate career only a year later after starting. I've done over 600 of these deals, and am buying new ones every month. I couldn't have done nearly that many as a Landlord! Then John Rubino and I will get into a discussion on equity investments in real estate projects. Have you ever wanted to invest in larger projects (i.e. apartment buildings, commercial space, retail centers, etc.) but couldn't due to lack of experience or resources? Well, equity investing is a good way to participate in those projects while limiting your exposure and leverage other people's resources and experience.
