Internal Revenue Code (IRC) Section 1031 provides a vehicle for deferring capital gain taxes when you sell an investment property. The 1031 Exchange market is very strong right now and investors face a crushing tax burden, up to four levels of taxes owed, if they sell rather than exchange.
