    Year End Actions for Landlords:
    - Pay your Real Estate Taxes by December 31st
    - Accelerate payments where possible
    - Defer Income if possible
    - Do some of your Deferred Maintenance

    Some considerations:
    - This assumes a similar tax rate this year and next year. If you expect higher income next year, move income to this year and expenses to next year. Do the opposite if you expect a decline in income next year.

    - When doing maintenance, you must make a “like kind” repair for the entire repair to be deductible in the current year.

    - There are limitations on deductions for non-real estate professionals. You are a real estate professional (in the eyes of the IRS) if you work 750 or more hours in the field of real estate AND real estate is your primary work activity.

    Landlord Mastermind Meeting Notes – 11/28/16

    Post Election Expectation.
    From a landlord perspective, the election results seem positive. The hope is the flow of jobs off shore will slow and more jobs will be available to American workers. Rentals are taking longer to fill.
    A number of members observed houses are taking longer to rent up. There is certainly a seasonal influence. We wonder if there is some reaction to the rapid increase in rent over the past 3-4 years (wages have not increased at the same rate, so fewer people qualify for the more expensive rentals).

    We also talked about section 8 evictions, ways the new investor should approach a deal, lease notices, financing and much more.
