This is one of the best times in the past 20-30 years to acquire investment property!

At the request of a close friend, I'm planning to fly out to Austin in the next couple of weeks to acquire a couple of SFRs for a friend. I am also planning to look at an 83 unit that I've been working on.

I typically buy REOs (bank owned) properties at significant discounts (30% to 40%).
A typical investment for a SFR costing ~ $100k (3bd/2ba in middle class neighborhood) typically requires an investment of $10-15k. These are also very low risk as they allow full inspections just like purchasing from the MLS. These typically cash flow $[masked] after all expenses are paid.

I have a team in place to manage these properties and if you purchase an SFR with me I would be willing to manage this asset for you for $100 a month or a $1,000 lump sum payment at acquisition per year.
