  • Commercial Lending 101

    Cambridge Innovation Center

    Whether you're coming from the point of view of individual landlording, or if you're an experienced corporate landlord looking to get the latest industry update, this presentation on commercial lending will give you the perspective you need to grow your income property business. We'll start by covering the different expectations in the commercial world vs residential mortgages. Maturity date, rate, and down payment are just the beginning. We'll also cover minimum loan amounts, and prepayment penalties. Next we'll cover properties where commercial lending does not apply, and talk about how even owner-occupied properties might need or benefit from a commercial loan. We'll cover the application process. We'll show you what lenders look for and what kinds of projects may not be lendable (including some renovation work or empty buildings). We'll also cover the major difference with residential mortgages, which is ongoing reporting requirements during the life of the loan. Unlike with residential mortgages, where maturity means the loan is paid off, commercial mortgage maturity often results in refinancing and ongoing debt. We'll talk about this and about the collections process, in case you want to buy a commercial foreclosure. Finally we'll cover special cases, including portfolio lending, lines of credit, and transferring properties into an LLC. Do you know what you'll say or do when someone slips? What if someone's car is destroyed by hail, and they sue you as the landlord?   • State Sanitary Code, Economic Opportunity Zones

    Our season finale will be back at Longmeadow where we'll discussing our buildings and our portfolios. -Part I: Residential State Sanitary Code We'll start the evening by reviewing the residential state sanitary code, which is the defining feature of residential rental real estate. Unlike your own home, in which you might tolerate deficiencies, or a commercial building, where you can put maintenance on the renter, residential rental real estate requires owners to maintain their premises inside and out. We'll be reviewing the common issues and how to remedy and foolproof them. This part of the presentation will be given by either David Cotter, Springfield's Deputy Director of Housing Code Enforcement or Steve Desilets, Springfield's City Code Enforcement Commissioner. David and Steve are kind enough to join us outside their jurisdiction and share their knowledge of the state sanitary code, which applies to all municipalities equally. This is the topic that was previously scheduled for May. -Part II: Economic Opportunity Zones The Tax Cut and Jobs Act of 2017 granted states the power to define Economic Opportunity Zones, which offer tax-deferred or tax-free investment opportunities to landlords and businesses alike.     *Part I: The Albion Restored We're sending a photographer to meet Mike O'Rourke and create a PowerPoint show-and-tell. Mike restored an infamous downtown Worcester rooming house called "The Albion" from a state of neglect to a well-run, well respected, and greatly admired home for many. He has come up with some surprising and effective new approaches to management and buildings. From security to electric stoves, we'll learn how it's really done. There will be no "before" pictures, we'll be focused on what works now. Mike has been written about at least twice in the Worcester Telegram and Gazette, is a MassLandlords State-wide Board Member Emeritus, and has contributed immeasurably to the cause of creating better rental housing in Massachusetts. *Part II: Are We In a Bubble? We have finally corralled the speakers we need to have this discussion. With building prices what they are, who can make money on a new acquisition?
