• What we'll do New attendees must come once at 5:30 PM. We will go over the basics from 5:30-6:30 PM. If you have attended before and have the Assets and Terms Checklist, then please come at 6:30 PM. Be prepared to introduce yourself to the group. We will discuss various investment accounts and ways to use those accounts to invest in real estate. You will learn the pros and cons of real estate vs. stock investments plus being the owner versus the lender on a property. Real deal profiles will be presented each month. We will discuss various custodial companies that host your self-directed investment accounts, and hear from guest speakers in the private lending arena. This month Steve Matley will share his extensive knowledge about the purchase and management of projects focused on land acquisition, entitlement processing, forward planning and development. Once subdivision and entitlement are complete, the lots are sold to builders and the investors are paid from the proceeds of the lot sales. If you ever wondered how land acquisition and development is done and how profitable it can be, come hear Steve! Steve Matley is President and managing partner of Coast 2 Coast Equities, Inc., a real estate acquisition and development firm. He previously performed these same service, in addition to outsourced construction management services, through his former company, DCM Group, Inc., of which he was the sole owner. Between the two companies, Steve has managed dozens of profitable real estate projects and syndications. Earlier in his career Steve was a General Building Contractor specializing in custom home properties. He currently serves as Chair of Construction Management for New School of Architecture and Design in San Diego, where he oversees undergraduate and graduate level degree programs. As a real estate development and construction manager Steve has led project teams to build housing, high-rises, university facilities, transportation centers, houses of worship, public works and military facilities. He has successfully completed land entitlement projects with profits valued at over half a billion dollars. While a few projects have not performed as well as projected, no projects have ever lost a penny of investor capital. In the last real estate boom, Steve and his partners sold all of their real estate holdings and finished out all of their pending projects by the end of 2006, well ahead of the market drop. Not many developers can boost that. Many were caught "holding the bag" when their unfinished projects went underwater during the Great Recession.
