There are two key components in this business: The right partners and access to deals. Real estate is a relationship based business. If you don't have the right partners with the same motivation and goals, it will be hard for you to be partners with someone. And if you don't have access to deals that make sense, you can't move forward. Partner Matching- It's always best to acquire properties initially with partners. But you have to partner up with the right people who have the same sense of urgency, motivation and goals. We have a strict vetting process. We will talk about how you can partner up with others. Off-Market Deals- Three Pillars focuses on acquiring 150+ unit deals. But we constantly get[masked] unit deals since we have a ton of relationships. We give vetted partners access to these deals. The purpose of this group is to allow investors to come together to do deals. We are very proud that members are taking initiative to do deals. Reading blogs and watching videos are great, but taking action is even better. This group has amazing multifamily investors with all sorts of experience from duplexes/triplexes to large 3,000 unit portfolios in hot areas. It's amazing! I understand that there is a strong desire to come together, partner up and buy bigger properties. We've acquired several multi-million dollars worth of multifamily properties and continue to scale our portfolio. These are all value-add deals that require interior/exterior rehab.
