IF YOU ARE A CONCERNED & CARING OWNER of a condo at Cross Creek Condominiums, CCCC is a place for you! It is a place to easily communicate and share with like-minded co-owners about concerns related to Cross Creek as well as to ask questions. TO JOIN, review the current goals and member participation rules below. If you like them, then request membership!
WHAT CCCC IS or CAN do (some goals)
(1.) ENABLE EACH OTHER TO KNOW MORE ABOUT WHAT WE KNOW IS HAPPENING AT CROSS CREEK (For example, do you understand the Board’s recent changes in the Assn's insurance policy and How you might want to change your personal condo insurance?)
(2.) SUPPORT/ASSIST ONE ANOTHER OR WORK TOGETHER (where desired) TO GET SPECIFIC ISSUES ADDRESSED BY THE BOARD (For example, if you have landscaping issues, perhaps you’d like to know about the Small Claims Court landscaping suit one co-owner initiated and held).
(3.) BE MORE INFORMED & DEVELOP UNDERSTANDING FOR ALL CO-OWNERS' ISSUES AND HOW THEY MAY RELATE TO YOU NOW OR IN THE FUTURE. Three examples: (1.) Cross Creek Assn lost its FHA approval. Would you have liked to have been made aware of this when it happened? (2.) When the management suggests that your monthly dues will double if they add some services, wouldn’t you like the true facts such as amounts similar associations are now paying for better and more services - vs. scare tactics? (3.) Are you aware that one of our buildings has foundation issues and they have not yet been fixed, 2 years since the Board was asked to - by fellow co-owners?
(4.) SEEK TO ENCOURAGE AND TO ELECT BOARD MEMBERS WHO WILL WORK TO: A. Change Board meetings to be involving, responsive and transparent B. Inform and educate co-owners regarding the status of all and any aspects of Cross Creek
CCCC MEMBER PARTICIPATION RULES:
Members violating any of these rules can be banned from the group and without warning.
(1.) Members will voice what they have to say in a cultured manner - providing facts as much as possible. The site is NOT a place to attack, or argue with or about anyone. Nor is it a place just to vent.
(2.) Members will respect every co-owner and his/her concerns/issues. Problems regarding the site or a member? > Contact the Organizer personally and privately.
(3.) A "participating member" of CCCC will be those who have participated on the site within the last 3 mo. In other words, if you do NOT participate once you have joined, for more than 3 months, you may be deleted as a member. (There is no reason to exist if enough members don't want to keep up & participate with fellow co-owners.)
(4.) The site is open for membership by any Co-Owner. Renters are asked to request that the Owner join so that their renters' concerns and questions can be shared.
(5.) Co-owners who are also Board members may join - but will limit participation to (1.) reading the discussions or (2.) answering questions. It is assumed that Board members will know or get the answers on their own to questions about contracts or other issues at CCCC.
