Available Cohousing Unit in Berkeley!

Coming soon, a unit will be available in our sweet intentional cohousing community in South Berkeley. We are seeking to fill this spot with a great addition to our community.

About Us:
Three families started this community in late 2010 with the intention of creating a special environment to raise our kids, deepen our friendships, and share our lives. We’ve put a lot of love, sweat, and tears into transforming the space into someplace welcoming and homey. Now one of the families is relocating out of the area, and we are looking for new neighbors who will become a vital part of our community.

The remaining two families consist of one family of three (a therapist, a program officer at a family foundation, and an 10 year old girl) and one family of 4 (a therapist, a social worker, and an 8 year old boy and his 5 year old sister.) All of the kids currently attend Waldorf schools in the area.

As far as formal community events: We rotate cooking dinner for the entire group on Sunday nights, and also have community meetings twice a month (currently on every other Friday night). For this meeting we rotate facilitating, and try to operate on a consensus basis. We also have a treasurer to track group finances.

We also have a monthly gardening day, currently on the last Sunday of the month. Apart from these scheduled interactions, there are lots of informal play dates, sleepovers, meals, bike rides, etc. that we share on an informal basis. We love being able to borrow a cup of milk, a car, or a kid for a playdate without having to look further than the back door. Even though each family has it’s own unit, we share a lot of our day to day lives and special occasions like birthday celebrations and holidays like Halloween, xmas, etc.

The property:
There is a 1927 single family bungalow in the front, and a 2-story mid century duplex in the back. The available unit is the downstairs unit in the back. Between the 2 structures is a courtyard with a custom redwood hot tub, cold plunge, and built in benches, as well as a 12 foot trampoline, organic garden, chicken coop, and compost bin. There is a small back yard as well with a kids’ playhouse, swing, sandbox, and fig tree. We’ve planted several fruit trees, including persimmon, pear, apple, cherry, plum, pluot, and apricot. We plan on expanding the garden and orchard to include grapes, lemons, and various other fruits and vegetables. We’ve updated the concrete surfaces and pathways, and installed outdoor lighting.

The courtyard is the social center of the property, and the kids are often playing there, and when the weather is nice we often share meals together outside or have birthday celebrations. There is a BBQ we use for grilling, and a little fire pit for the occasional ‘campfires’. There is a shared garage, which is used for tools, bike parking, and personal storage space. The shared washer and dryer are in the utility room of the front house.

The unit:

• 820 square feet.

• efficient on-demand water heater and updated electrical system
• The unit is back off the street and so insulated from the noise of the city
• There is a small front deck leading to a mudroom at the entrance.

Provisional listing price, pending a formal appraisal: $485,000. This number is APPROXIMATE for now. We will update the posting once we have an accurate number.
In addition to the mortgage payment, property tax (about $250/mo), and homeowner’s insurance (about $50/month), we share the following monthly costs:
monthly HOA assessment ($300/mo): used for common expenses (water and trash bills, laundry PGE, high speed internet, common area improvements, gardening, chicken feed, etc.) and
monthly common project contribution ($27/mo).
