  • Group Coaching - Property Management 101

    Property management is much, much more than screening tenants, signing leases, and fighting over security deposits.

    Each property is like its own business. You need to know how to manage that business PLUS a whole lot of legal restrictions and requirements unique to being a Landlord

    During this fast paced and information filled 90 minute session, we'll cover the following topics:

    --The full and proper screening or testing of an applicant's credit, criminal history, rental history and ability to pay.
    --Lease contracting or accepting rent using legal documents approved for the area in which the property is located.
    --Maintenance issues, Contractors, Building your Power Team.
    --Fair Housing.
    There are many facets to this profession, including managing the accounts and finances of the real estate properties, and participating in or initiating litigation with tenants, contractors and insurance agencies. Litigation is at times considered a separate function, set aside for trained attorneys. Although a person will be responsible for this in his/her job description, there may be an attorney working under a property manager. Special attention is given to landlord/tenant law and most commonly evictions, non-payment, harassment, reduction of pre-arranged services, and public nuisance are legal subjects that gain the most amount of attention from property managers. Therefore, it is a necessity that a property manager be current with applicable municipal, county, state and Federal Fair Housing laws and practices.

    One you have a signed Purchase Agreement, the work really begins. You now "CONTROL" the property, and you need to determine whether and how well the seller has actually represented it. You will need to determine your Wish, Want, and Walk scenario from this point on. You must do it accurately, and you must do it quickly, because you are on a time clock, and the seller has taken the property off the market in anticipation of you closing the deal. This is where the rubber meets the road in negotiations, as you may discover deficiencies that the seller was genuinely unaware of. He may (or may not) be willing to renegotiate in light of new information, but here is where to have your ducks in a row, and have your position backed up by rational, objective evidence.

    Needless to say, due to COVID, the Forbearance, Short Sale, and Foreclosure landscape has changed quickly, continues to change, and you can bet that the fallout from COVID will be one (or many) waves of Bank Owned Properties.

    I've spoken to several lenders who have said that they will not want to handle foreclosures the way thy did in[masked]. Do you know what that means? New rules, new regulations, new procedures, new criteria, and, most importantly, new opportunities for those investors who are smart enough to get in front of the curve, be proactive, and be in a position to solve the banks problems with a minimum of hassle to them.

    There will be new questions and confusion coming fast and furious throughout this inevitable crisis. Regarding purchasing Bank Owned properties, it's my GOAL to have A2REIC members on the front of the wave to make the most of the opportunities, and continue to work to be PROACTIVE. We will help clarify the current state of affairs regarding foreclosures, or Bank Owned property in the Michigan market.

    Basically, before the market crash of[masked], the banks sold their inventory one particular way. Since the market crash, they sell their inventory in other, different ways. We will take a look at the market inventory actively on the market as of the date of the event, (Likely over 300 properties), explain the procedure the banks use to price their properties, share experience of how banks choose agents to work with, etc. We'll also go over the differences between Pre-Foreclosure, Short Sales, and Foreclosures. As time allows, we'll talk about HUD Homes, as an option for investors.

    We will cover a lot of ground during class time, and will also provide a list of Bank Owned Properties for sale, as well as other websites, tools, and resources for you to do some additional homework to build your knowledge level.
