Les Michaelson, the president opened the meeting at 7:05 p.m.. New members introduced themselves and stated what they were hoping to learn and achieve.

Les introduced our first guest speaker, Susanne Baxter from Zena's Extermination Company. Her talk was on pest control. She stated that bed bugs are the worst problem right now. She uses a dog to point to where the bed bugs are hiding. An bed bug inspection with the dog costs $225. Susanne stated that bed bugs lay 3 eggs per day and can multiply fast. Bed bugs can also stay dormant for 18 months. They like wood, fabric, wicker chairs, foam mattresses and cardboard. They leave red bite marks that are itchy. There are three methods for treatment of bed bugs, chemical sprays, hot water steam and heat. Hot water steam seems to be the best treatment. Susanne also discussed cockroaches, ants and mice. After a brief intermission, our 2nd guest speaker, Johnson Frais of Passion Right Properties, was introduced. His talk was based on opportunities in the distressed multi-family market in Canada and United States. Johnson took Darren Weeks' Real Estate course in 2005 and has been investing in real estate full-time since 2006. He became a U.S. resident in 2007. Where should you invest in the United States ? Michigan and Las Vegas are the best locations. The rental market is strong. Why invest in multi-family? The value is based on the income of the property and ecomonics of size. Good deals are available in the United States because of the lack of credit, current job growth and qualified buyers. Beware of tax liabilities when you are a Canadian resident investing in a United States property. You may need a United States company to hold your property. Consult a qualified tax lawyer and accountant.
