Michelle Weslake, a Realor, introduced herself and opened the meeting at 7:05 p.m.. She stated that houses are selling and the market is steady. A property priced right will sell. Michelle introduces Les, our president.

Les showed us a video of a coffee spill clean up in a British Petroleum office. It was hillarious and can be viewed at www.BP.com.

Brent Davies, an Edmonton Investment and Commercial Realtor, introduced a free service he is offering to new investors. He will walk investors through the process of finding, evaluating and purchasing properties in Edmonton. You will learn the secret to evaluating neighbourhoods, property selection, due diligence, cash flow analysis, budgeting for reno's and flips and writing and presenting offers with no fear and no obligations. Lillian announced that Michael is celebrating his 53 birthday today. Lillian led the group in signing "Happy Birthday" to him.

Les talked about buying properties, do your research on what it will rent for. Make sure that it will cover the mortgage payment. Buying season is in the spring - March, April & May.

An inquiring was made about finding trades people to do maintenance and repair work. Les suggested to put an ad on the internet (ie: Kijiji). Les requests his contractors to sign a liability waiver, they are then responsible for anything damage or mishaps that happen on the job.

Another question was asked about obtaining good property management companies. Names recommeded are Davies, Economy, Libertus, Realty Corp and Larlyn.

Interest on security deposits was discussed. Go to www.servicealberta.ca, click on "landlords and tenants" and then "security deposit interest calculator". Landlords can be subject to a $5000 fine if interest is not paid.

Our guest speaker, Chris Davies, was introduced. He is an active real estate investor and an experienced Internet Marketer specializing in search engine optimization (SEO). Chris claims that 50% of Canadians use "Google" as their search engine. When renting or selling properties, use keywords to get on the top 10 sites.
