Have you noticed all of the houses languishing on the market with many longer-than-normal days on market? If you are a rehabber or builder, I know that you are likely painfully aware of it.
One solution being used by both Buyers and Sellers is Seller Financing, either for the entire purchase price or a portion of the price. Resultantly, our next Saturday class will focus on two important aspects of Real Estate Investing: Negotiation and Seller Financing. Our instructor is Fellow REIA Member George Pressley of Green Path Real Estate and Integrity First Mutual Mortgage. Whether you are new to the game or a seasoned player, working within residential, multi-family or commercial or are a real estate broker, improving or refining your negotiation skills is key!
The Art of Negotiation can be of benefit in everything from buying at garage sales, purchasing cars to many other areas of life. Most important to us, effective negotiation can bring great benefit to real estate transactions whether with a buyer, seller, contractor or tenant. Our primary focus of this talk will be negotiating off-market deals with sellers.
In the Negotiation segment of our class day we will learn:
- Characteristics of a skillful negotiator
- Choosing words, choosing perceptions
- Understanding motivations
- Managing emotional aspects of the transaction
- Creating a solution for all parties
- Negotiating price, negotiating terms
- Reaching the end goal!
Seller Financing is a powerful technique that every real estate investor should know. Seller financing can be applicable to any property type including potential rentals of all sizes and types, flips, land development or wholesale transactions.
What is Seller Financing? Seller financing is an arrangement and related agreement that allows the buyer to make their payments to the seller rather than to a bank or mortgage company. It takes all shapes and forms including short or long term financing, interest only, principal and interest, deferred payments and more.
In the Seller Financing segment of our class day we will learn:
- Use in specific markets and circumstances
- Closing time: seller financing vs. conventional mortgages
- Addressing "as is" condition
- How payments can successfully be negotiated
- Seller financing with an underlying mortgage
- The financial bottom lines for both the buyer and seller
- Effect on the seller's capital gains
- Protecting the buyer's payments, protecting the deed
