When “Approved” Doesn’t Mean Easy

On paper, this one should’ve been straightforward.

CDC approval. Build. Sell. Move on

Instead, it became a masterclass in everything that can go wrong, even when you think you’ve done the right thing.

Approvals dragged out to 12 months on a CDC project. Council pushed it into the “too hard basket,” disputing flood reports despite expert advice. Finance fell apart when promised funding shrank overnight. Valuations came in low. Then higher. Then changed again.

Buried asbestos. Unexpected cash calls. Contractors demanding payment. Tenants refusing to leave. Threats from council. Pressure from every angle.

And just when the project was complete?

More issues with the certifier not willing to sign off.
