Preventing Development Disasters
Amora Hotel Riverwalk, 649 Bridge Road, Richmond, AULearn to identify, manage and reduce some of the biggest risks that could derail a property development — before they cost you serious time & money.
Preventing Development Disasters
On Tuesday, 1 September, we’re joined by experienced construction and development Project Manager Justin Traitsis from Reddan Property Group for a practical look at the issues developers need to think about before and during construction.
This isn’t property-development theory.
Justin will draw on years of hands-on experience managing commercial construction and advising developers to show you the kinds of issues that can create cost overruns, delays, variations, disputes and compromised project outcomes.
Most importantly, he’ll give you practical questions and considerations that can help you de-risk your next development before problems become expensive. What You'll Learn
Justin will take us through some of the common development and construction problems he sees within the industry — and the questions developers should be asking to reduce their exposure.Choosing the Right Project Team
Not every architect, consultant, builder or project manager has the same experience or ability to manage development risk.
Learn why your project objectives — particularly cost, time and quality — should influence who you appoint and how you structure your project teamGround Conditions & Latent Risks
Discover what developers should investigate before construction and some of the questions worth asking before signing a building contract.Authority Problems That Can Delay a Project
Power. Water. Sewer. Council. Roads. Trams. EPA requirements. Heritage. Flood and bushfire overlays.
Authority requirements can introduce unexpected cost and substantial delays if they aren’t identified early.
Justin will show you why these investigations should begin much earlier than many developers realise.Design & Consultant Coordination
An architecturally appealing design does not automatically mean it is the most cost-effective or buildable solution.
You’ll see how poor coordination between architecture, engineering and building services can lead to variations, ceiling changes, bulkheads, redesign and additional costs during construction.External Materials & Selections
The cheapest material upfront may not necessarily produce the best project outcome.
Justin will discuss issues including warranties, ongoing maintenance, structural implications and energy-efficiency requirements when assessing external finishes.RSVP now to attend FREE in-person or via Zoom
Mandatory & Quality Inspactions
What gets inspected?
Who signs it off?
And what quality-control procedures should your builder have in place before work gets covered up?
Justin will explore both mandatory inspections and additional quality-assurance checks around areas such as waterproofing, façades and services installationsBuilding Contracts - Where Is the Risk Sitting?
Before signing your next building contract, do you understand:- What constitutes a qualifying delay?
- Whether delay costs are capped?
- How extensions of time are assessed?
- How variations are submitted and approved?
- The requirements for Practical Completion?
- Payment terms?
- Whether the correct drawings and revisions actually form part of the contract?
These are among the contract issues Justin will discuss on the night.
Handover, Documentation & Defects
You’ll learn why developers should be pushing for handover documentation months before completion, rather than trying to chase everything after the builder has received their major final payment.
Justin will also discuss the realities of defect management and why properly documenting, tracking and closing out defects before purchasers move in can make a substantial difference.Important: If you plan to attend, please click the RSVP link below and register.
