If you’ve ever thought, “Surely property development gets easier once the build starts…” then this month’s Real Deal is going to hit close to home.

Because the reality is, even when the numbers stack up, the site is secured, and the builder is on board… there are still plenty of moments that can test your patience, your budget, and your sanity.

For Bridgette and Geoffrey Flint, what looked like a straightforward duplex project came with all the usual surprises developers know too well.

An obstructive neighbour constantly creating headaches for the builder and trades.

“Soft costs” that weren’t so soft after all.

And right at the finish line, delays to the builder’s clean that threatened to push back styling, photography, marketing… and ultimately the sale campaign.
