This was the best deal we’ve seen in Toronto in 20 years. We’re not exaggerating. **\~6% cap.** **\~$11,000/month in rent.** **\~$2,500/month cashflow.** These are the kind of numbers you expect in Hamilton or Kitchener… not in Toronto. But that’s not even the interesting part. Not even close. * Power of Sale – Seller wasn’t even the owner… it was the lender. * No representations or warranties – all protective clauses crossed out. * Open permits from a major renovation. * Legally a duplex… not a 5plex. * Potential HST exposure that could’ve led to a $250k bill. * Banks didn’t want to finance it as a residential mortgage. * The original buyer backed out 24 hours before the deal would have died – forcing a full restructure under serious time pressure. * We had to restructure the deal as an assignment to keep control, with other buyers waiting in the wings. **=== The part most people miss ===** Anyone can buy a property. Join us for one of our favorite hikes this Tuesday (4/21/26) at 6:30 pm as we hike the Hoover Dam Scenic Trail, starting at the west end of the dam. This hike includes some paved paths/roads along with some dirt trails, with a few beautiful views of the reservoir. Join us for this 2 mile hike, finding us in the parking lot at the corner of Sunbury and Smoke Burr.
