For many small-scale developers, the dream is simple: buy, subdivide, build, and sell. But anyone who’s actually walked that path knows it rarely plays out that smoothly. Council requirements, trade shortages, unexpected costs, and market shifts can easily throw a spanner in the works and if you’re not prepared, those hurdles can quickly eat into your profit.

That’s exactly the rollercoaster our Real Deal speaker, Amber Sun, had to navigate. On the upside, she had a smooth run with council approvals, zero neighbour objections, and smart moves like locking in street numbers early to boost resale value. She also scored a major win with dual PPR exemptions wiping out land tax completely.

But it wasn’t all wins. Amber kicked off her renovation right in the middle of Covid lockdowns when trades were scarce, material selection was a nightmare, and cabinetry shipments from China were delayed.
