Why get into real estate investing? Well, ask yourself the following questions:
1) What do I need to invest in to ensure I will have a retirement fund? Social security? According to whitehouse.gov, the government will be paying out in Social Security benefits more than it is bringing in by 2017. Therefore, it does not look likely that Social Security will be a viable option. Also, with more jobs going overseas, the nation turning into a service industry, & more people staying with companies for shorter periods of time than ever, employers will not help you with retirement planning either.
2) What kind of savings plan do I currently have? According to the Commerce Dept, the savings rate for American citizens was negative 1%, the lowest it had been since the Great Depression. More and more people are spending more than they have and going into debt. If you're going to spend money, why not invest in yourself and in assets that will earn you a return!
3) What is a great solution for savings & investing in my future? Leveraging real estate. It is IDEAL because:
Income- you can generate revenue from renting out and/or selling real estate.
Deductions- the tax system rewards people who employ or house others so the govt doesn't have to do it themselves.
Equity- the difference between the market value and what you owe on the house is equity. The more equity you have, the more savings and access to money you may possess.
Appreciation- generally speaking, the longer you hold onto an investment property, the more valueable it becomes.
Leverage- can utilize small portion of investment amount and earn money on the borrowed remainder.
4) How can I best leverage my investment strategy? If you want to invest $10,000 in a cd and earn 6% per year, you would 1) have to have $10,000 to invest and 2) only earn $600 from that money. Same situation with bank accounts or stocks. But with real estate, you could use $10,000 and an investment into a $200,000 property. The average US Appreciation of real estate since the 1960's has been 6.34%. So an investment of $10,000 would yield you a return of 127% because you are earning interest on borrowed money.
