When a person falls behind on their mortgage, banks would initiate foreclosure on the homeowner. Once the bank takes ownership of the property they would then list the house with a realtor and try to sell the property for as close to market value as they can get.

When a person owns a property in a Tax Deed state and they fall behind on their taxes, the town initiates foreclosure. Once the town takes ownership of the property they will then put the property into a public auction where you can attend and buy the property for literally 15 to 30 cents to the dollar. The reason for this is because the town just wants to collect the taxes owed to them and nothing more.

Along with this, these properties are free and clear of all debt and liabilities. What is mind blowing is that these sales go on every day in 22 of the 50 states around the country.

    Even if one does not currently acquire properties via tax liens & related vehicles, the legal aspects are frequently RE acquisition factors. However, the topic is a viable, and probably not so frequently used vehicle. Knowledge is critical, mistakes are costly, but opportunities are significant.
