US Mortgage Note Group

US Mortgage Note Group - USMN-G is a virtual investor networking group for those interested in both the discounted note niche for performing notes and non-performing notes 1st or 2nd Mortgages, as well as the seller financed and structured products are of cash flow notes. The group meets on the first Thursday of every month to discuss various note investing topics including – risks and benefits of note investing, how to value a note, where to find notes to buy, due diligence, note servicing, how to execute various exit strategies and general market conditions and expectations as well as how to find seller financed notes and structured products.

Started as an off chute of PING (which began in March 2010), the group is actively looking for like minded investors, buyers, and sellers of notes and cash flows. Members include active, passive, seasoned and new note investors.

The group is led by experienced real estate & note investors Joe Downs & Tom Dunkel. Note investing is a way to profit from real estate without (as they say) toilets, tenants and townships, & termites, but it is also a way to potentially acquire distressed properties before they go to foreclosure...and completely beat the competition. Please join us!

Remember, we're open to first mortgages, second mortgages, performing, notes and non-performing or distressed notes, as well as all cash flows from notes or other structured products.
