This is what Master Leasing is, in a simple nutshell. It's the leasing of a property from an owner and then sub-leasing that same property to a tenant. Master Leasing is the most economical way to get started in the real estate business today. It is a way to produce an immediate income stream without large amounts of capital. David Tilney (http://atlantareia.com/biographies/donna-bauer/), will be showing you how to take advantage of Master Leases and can susbstantially increase your cash flow.
Master leasing is an incredible tool, which can benefit both owners and investors. It will lose an owner less than he is losing with a vacant property and it will insulate him or her from dealing with sub-tenant occupants. Master tenants are not agents of the owners, but rather entrepreneurs who are professional landlords. This gives a master tenant the flexibility to tailor a lease to the specific needs of each owner. They do not offer a ‘one size fits all’ solution, as do most property management companies. Since they are not agents working for the owner, the owners cannot be held vicariously liable for any of the actions master tenants take with their sub-tenants

David started buying houses in 1978. As he acquired properties, he hired out the management, always with dismal results. His first house had a conical fireplace and chandelier stolen, a fire started in one of the bedrooms, and the rear fence burned down. In another case, his manager left town absconding with funds and was later arrested by the FBI. David quickly learned that property acquisition was the easy part of real estate investment. The key to long-term success was, and still is, good management. David has spent more than 35 years learning property management from the most knowledgeable managers he could find and from the ‘school of hard knocks.’ In his quest to be the best manager he could be, he has implemented, revised, tested and modified other people’s ideas, and created new material as necessary. David has changed systems and procedures as the laws and times have dictated.
