Finding & Buying Out-of-State Properties

If you’re into “buy and hold” strategies, then the smartest thing you can do right now is to buy out-of-state. After all, why buy one house in Los Angeles for $800,000 (with negative cash flow), when you can buy eight $100,000 houses in another state and enjoy positive cash flow. And why deal with landlord headaches when you can use “turnkey” companies to manage these properties. The marvelous thing about turnkey companies is that they do everything for you. The find and buy the house, renovate it at their cost, rent it to a qualified tenant, sell the house to you below market, manage the property, and then send you a check every month.
