In our business we talk to lots of homeowners who are delinquent on their mortgages and struggling with paying bills. Sometimes they realize that selling the house is in their best interest, but they also realize that they cannot sell the house for what they owe. Those people are good candidates for a short sale.

Other times I talk to people who are dead set on saving their house and are unwilling to do anything other than find a way to keep it. For those homeowners who have the means to pay but just fell behind for a temporary reason, a loan modification might be a good idea.
