Parallels to financial markets and theory are to be made, and finance risk-return characteristics are to be compared against. Relationship to public and commercial real estate markets is to be touched on.
A deeper dive into specific regions and counties will aim to shed light on individual metrics predictive power. Outlook for real estate post the current recession is to be constructed from the data on the basis of 2007 Global Financial Crisis outcomes and current levels of valuation.
Valuations based on historical price-income relationships reveal high correlation vs post-2007 actual drop levels. An analysis of volatility and risk-adjusted returns suggests a risk-return dynamic different from the one observed in finance.
