The new Alpha2 Ventures LLC - NYC REI Meetup group is for Real Estate investors who are looking to help each other grow their businesses. The meetups focus is real estate investments, helping members build their networks, and share knowledge. Power comes in numbers, and we want to foster an environment for learning and mastery in the Real Estate Investing space. We hope to foster an environment of collaboration, relying on each other for shared insight, opinions and expertise.
This meetup is organized by Alpha2 Ventures LLC. Alpha2 Ventures LLC is an institutionally backed direct lender offering private money services with institutional rates and virtually unlimited capital. Simply put, we’re experts in building customized debt structures for all investment Real Estate projects, from multi-family to commercial, including purchases, refis, value add, stabilization, and ground-up construction project loans. When necessary, we can include JV / Equity partners in the deal.
Rates and terms vary from deal to deal, depending on the strength and financial standing of the project. Until we receive the required documents, we will not be able to give you a firm offer. As you very well know, banks are not loaning money like they used to … but when everyone else says no we say YES!
For Funding Requests over $5M, we offer a 3-tier loan, with a Construction Loan, followed by a Mini-Perm or Stabilization Loan, followed by a Perm Loan. There is no exit fee if you decide not to roll from any tier to the next.
Construction Loan
- Rate as of 12/23: 6.75%-7.50%*
- LTV: 75% of stabilized value
- LTC: 80% - Can go as high as 90% or even 95% with a JV kicker, for the right deals
- Term: 24 months + 6 month extension
- Lending Area: Nationwide
Mini-Perm/Stabilization Loan
- Rate as of 12/23: 6.35%-6.75%*
- LTV: 75% of stabilized value
- LTC: 80% - Can go as high as 90% or even 95% with a JV kicker, for the right deals
2-3 years
- Lending Area: Nationwide

Fix & Flips
- LTV: 70% Max Loan to ARV
- LTC: Up to 85% purchase; Up to 100% of rehab
- Term: 12 months, Up to 18 at Alpha2's Discretion
