Buying investment property in Orange County can be tough and expensive.
We are looking for like minded investors to learn, identify and understand that we are either at the top of the market or just at the beginning!
In So cal there is strong job growth, lack of housing and available land, unprecedented demand, high rents, historically low interest rates and no obvious contingent threat [like sub prime in 2008] to the specific housing market. The stock market is overvalued, yields are low everywhere no one knows what is going to transpire. Real Estate still offers the safest long term growth creation than most other investments.
So if bought correctly many properties are under valued and can be increased in value no matter what the market forecast may be.
We are looking to pool funds[TIC, Syndication etc.] and invest in local condos, SFR, and Multifamily, fix them up and rent them out. After a few years we have the option to liquidate or exchange.
Short term flipping incurs such high tax consequence that we take a shorter long term approach.
Everyone is concerned where this market is headed with obvious reason. But we have to take a staged approach to buying properties, buy with cash flow in mind and factor in appreciation and tax benefits in a separate equation.
Agents welcome if they are willing to add value, present their own listings and funds to various projects [ can be in the form of equity participation from commission if need be].
We also are looking for owner occupied investors that can really take advantage of various programs and strategies that might not be available to non owner investors.
