Masonry renovation in Saugerties, NY (climate zone 6) was undertaken to upgrade very unefficient house with oil burning boiler from 1870 to a fossil fuel free house. The structure was originally build with 2-whyte construction, but in the 1970' covered over with vinyl siding that include 5mm of insulation, but besides altering the exterior of the house did not improve efficiency at all. This EnerPHit project (anticipated winter 2016), includes the full replacement of the roof. This increase it's pitch to deal with the winter snow storms, as well added local architectural element: the cupola - which double as a skylight to bring daylight and ventilation to the central stair hall.

The envelope uses interior cellulose insulation, with INTELLO Plus as intelligent/smart vapor retarder membrane as an airbarrier and cellulose netting - is combined with the rebuild extension. This modern box slips around the masonry structure in the back - prevents thermal bridges there as well as the remainder of the project does not use any foam insulation.

The challenge of this renovation is the connection of the interior airtight layer - to the rebuild wood extension's one (taped interior plywood sheathing). This was especially challenging since the airspace inside the brick wall that passes to the interior at 4 points - did require these walls to be completely coated with lime or clay plaster. Additionally thermal bridges in these airbarrier intersecting brick walls were mitigated by adding wood fiber insulation flanges at those junctions.

The house will net-zero after a 6.4kW pv panels will be installed this winter. It will be receiving NYSERDA low rise residential incentives for both being net-zero and super efficient as well. To reach such a low energy load, not only is the enveloped optimized to EnerPHit levels in the masonry part of the house. The r-50+ roof (14") I-joist and rebuild wood frame extension walls (r-45) (7" larson trusses + 4wood fiber board), is combined with 2 ducted heat pumps, motion sensor lights in common spaces, day-lit stairway and low energy appliances. This all allows the project to right size the PV - so it can easily fit on the SW facing roof - matching the peak load of it's output with local energy grid peak (summer afternoon).

Exterior shading decrease summer cooling requirements as far as possible. On the brick portion of the house they will be move-able shutters. While on the large south-east facing windows, shade sails will do double duty as exterior shading, while also acting as parasols for the outside deck. Furthermore the heat pump water heater in the attic, will cool down the house in summers as well. Additional sustainable features are that all flooring from the original house was reused, as well as some structural beams/lumber was integrate both in the structure as well as kitchen counters and bathroom. Additionally indoor air quality was a point of attention by using only low/no VOC paints, Declare certified airsealing productss and UF free plywood
