Five years ago I experienced this cash shortage and started looking at Hard money as a way to leverage my business. Hard money rates are high and so I never wanted to go there. Nonetheless my business was growing and so I decided to give them a shot. After using hard money and getting the hang of working with them I fell in love with working with them.

Shortly there after I got into raising private money because the cost of capital is way cheaper. It was scary at first but once I got the hang of it raising capital became very fun. I have since then done many private money loans, setup 504 and 506 funds. I now run 100% of my business with other people's money and you should too!
